This project consisted of various scope items including a partial roof replacement, restroom improvements, and exterior window replacement.

The roof replacement project scope consisted of a small portion of roof above 2nd floor classrooms. This roof was aging and in need of full replacement. Upon removal of the roofing material it was discovered portions of the roof deck had also been damaged by leaks. The roof system, including, deck was replaced to include R-30 rigid insulation, cover board, and a membrane roofing system to match DMPS standards. This portion of the roofing was one of the final areas at Monroe Elementary to receive an updated roof replacement.

Restroom improvements included modifications to individual and multi-user restrooms to increase accessibility throughout the school and improvements to general restroom finishes. Fixtures were replaced, piping was replaced and modified to accommodate accessibility standards in the restrooms as well as replace areas of aging infrastructure. Finishes were replaced with updated ceramic tile and water resistant gypsum board with epoxy paint in non-wet areas in increase durability as well as long term maintanability.

Monroe window replacement started with a survey of each of the building's windows, resulting in a recommendation report that prioritized windows and areas in most need of immediate replacement. Many of the wood clad double hung windows had failed due to the hight and weight of the classroom windows. Not only were these 12' high window bays letting in natural daylight deep into the classrooms - they were also letting in water and air. The final project resulted in replacement of all of the wood clad double hung windows and metal blinds with an operable storefront system and shades. The large window bays still offer maximum access to quality views and daylight into the classrooms while now providing thermally broken frames and 1" insulated glazing. Roller shades are light weight and much easier to use throughout the day providing each classroom the ability to adjust throughout the day as it is needed to best serve the students and teachers. While the window replacement project didn't include any additional envelope improvements the users of the building have reported much increased comfort and usability of their classrooms!
